Ingredients

Ingredients needed for this recipe includes flour, brown sugar, sugar, baking powder, salt, eggs, milk, butter and vanilla extract.

Pancake Batter

  • All purpose flour — the base of the batter. Measure correctly by spooning into the measuring cup and leveling off — too much flour makes the pancakes dense and dry
  • Granulated sugar — combined with the brown sugar for the right balance of sweetness
  • Baking powder — the leavening agent that gives the pancakes their rise and fluffy texture. Make sure yours is fresh — old baking powder makes flat dense pancakes
  • Salt — balances the sweetness and brings out all the other flavors
  • Eggs — bind the batter together and add richness and structure
  • Whole milk — creates a rich tender batter. 2% works as a substitute but the pancakes will be slightly less rich
  • Butter, melted — adds richness and a buttery flavor throughout. Make sure it is cooled before adding so it does not cook the eggs
  • Vanilla extract — adds warm depth to the batter that makes every section taste like a proper homemade pancake

Toppings

  • Seedless strawberry jam, warmed — swirled into one section for a sweet fruity flavor throughout. Warming it makes it pourable and easy to swirl. Use seedless for the cleanest look
  • Fresh sliced strawberries — layered over the jam section for fresh berry flavor in every bite
  • Fresh blueberries — tossed with a pinch of flour before adding to prevent them from sinking to the bottom of the batter during baking
  • Chocolate chips — also tossed with a pinch of flour before adding. Semi-sweet chocolate chips give the most balanced result
  • Butter, brown sugar, and cinnamon — combined into a quick cinnamon swirl mixture that creates a cinnamon roll inspired section with a caramelized finish

For Serving (Optional)

Maple syrup, butter, whipped cream, or powdered sugar

Carrie’s Tip: Let the batter rest for 5 minutes before pouring it into the pan — this gives the baking powder time to activate and creates a lighter fluffier pancake. Do not skip the rest and do not overmix. A few small lumps in the batter are completely fine and actually help keep the texture light rather than dense.

How to Make Sheet Pan Pancakes

Step 1 – Preheat oven to 425°F. Line a 9×13-inch rimmed sheet pan with parchment paper and lightly coat with nonstick spray.

Combining the dry ingredients with egg and milk in a bowl with a whisk.

Step 2 – In a large bowl, whisk together all-purpose flour, granulated sugar, baking powder, and salt. Add large eggs, whole milk, melted unsalted butter, and vanilla extract. Whisk until just combined and smooth. Do not overmix. Let the batter rest for 5 minutes.

Step 3 – Toss blueberries and chocolate chips with a small pinch of flour to help prevent sinking.

Step 4 – Pour the batter into the prepared pan and gently tap the pan on the counter to spread evenly.

Step 5 – Divide the batter visually into 4 sections. Warm seedless strawberry jam slightly, then dollop it over one section and swirl gently with a knife or toothpick. Top with sliced strawberries.

Step 8 – In a small bowl, mix melted unsalted butter, brown sugar, and cinnamon. Spoon over the final section and swirl gently.

Step 9 – Bake for 15–18 minutes, or until lightly golden and a toothpick inserted in the center comes out clean. Start checking it at 12 minutes with a toothpick.

Step 10 – Cool for 1–2 minutes, then slice into squares and serve warm with maple syrup, butter, whipped cream, or powdered sugar.

Tips for Success

  • Do not overmix the batter. Stir just until the wet and dry ingredients come together — overmixing develops the gluten and makes the pancakes tough and dense instead of light and fluffy
  • Let the batter rest. Five minutes of resting gives the baking powder time to activate and creates a noticeably fluffier result — do not skip this step
  • Toss berries and chocolate chips in flour. This small step prevents them from sinking to the bottom of the batter during baking and ensures you get toppings in every single bite
  • Tap the pan before adding toppings. Gently tapping the pan on the counter removes air bubbles and spreads the batter evenly before you add the toppings
  • Check at 12 minutes. Every oven runs slightly differently — start checking at 12 minutes and pull the pan the moment a toothpick in the center comes out clean to avoid overbaking
  • The batter should be pourable, similar to regular pancake batter — not thick like cake batter. If yours seems too thick to spread easily, whisk in an extra tablespoon or two of milk until it loosens up.
  • Stick with a 9×13-inch pan for this amount of batter. A larger pan will spread the batter too thin and may overcook it; a smaller pan can leave it undercooked in the center.

Variations and Substitutions

  • Swap fresh berries for frozen — do not thaw before adding and toss with flour the same way
  • Add lemon zest to the blueberry section for a bright lemon blueberry variation
  • Use Nutella instead of jam for a chocolate hazelnut swirl section
  • Add mini marshmallows and extra chocolate chips for an s’mores inspired section
  • Use gluten free all purpose flour as a direct substitute for a gluten free version
  • Add a cream cheese glaze drizzled over the cinnamon section for a cinnamon roll finish
  • Boost the protein — replace ½ cup of the milk with ½ cup plain Greek yogurt, or add ¼ cup of unflavored or vanilla protein powder along with a ¼ cup reduction in flour.
  • Try a Savory Version – Reduce the brown sugar and granulated sugar to 1 tablespoon each and add an extra pinch of salt, then swap the sweet toppings for savory ones. Try shredded cheese with crumbled bacon or sausage, or a mix of sautéed veggies and cheese in place of one or more of the fruit sections.

What to Serve with Sheet Pan Pancakes

  • Maple syrup — the most classic pancake pairing — set out a small pitcher for drizzling
  • Fresh Fruit Salad — a light fresh side that rounds out the breakfast beautifully
  • Air Fryer Bacon — crispy bacon alongside fluffy pancakes is one of the best breakfast combinations
  • Scrambled Eggs — serve alongside for a complete breakfast spread that satisfies everyone

Frequently Asked Questions

Do I need to flip sheet pan pancakes?

No — baking in the oven means no flipping required. Just pour bake and slice into squares.

Can I use pancake mix instead of homemade batter?

Yes — substitute your favorite box mix prepared according to package directions in the same amount and add the toppings the same way.

Can I use frozen fruit instead of fresh?

Yes — do not thaw before adding and toss with a pinch of flour to prevent excess moisture from sinking into the batter.

Why are my sheet pan pancakes dense?

The batter was overmixed or the baking powder is old — stir just until combined and make sure your baking powder is fresh for the lightest fluffiest result.

Can I make these ahead of time?

Yes — bake completely cool and refrigerate for up to 3–4 days. Reheat individual squares in the microwave for 15–20 seconds before serving.

Can I change the flavor sections?

Absolutely — use any toppings your family loves. Sliced bananas, Nutella, mini marshmallows, or any jam flavor all work beautifully with the same batter.

Why is the center of my sheet pan pancakes gummy?

This usually means the center needed a bit more time to fully set, or the batter was slightly too wet for how thick it was poured. Make sure you’re checking the very center with a toothpick, not just the edges, and bake a few minutes longer if needed.

  1. PB says:

Carrie, the instructions call for mixing brown and white sugar in the pancake batter step, but there is no mention of brown sugar in your list of ingredients (except for the 1Tbsp for use in the cinnamon swirl topping. ) So, how much brown sugar should I add with the 3 Tbsp of granulated sugar called for in the batter?

    1. Carrie Barnard says:

Thank you for catching that! The brown sugar should only be used for the cinnamon swirl topping, not in the pancake batter. I’ll get the instructions corrected. Thanks for letting me know!
